Before breaking ground, it’s important to create a roadmap to guide the entire construction process. The pre-construction process includes three main elements:
During the design and development phase, our team reviews the architect’s prepared plans or we develop our own. In both cases, we follow value engineering principles and scrutinize line-item costs for every component of the plan. When we design a project, our plans include detailed civil, electrical, HVAC, and structural engineering drawings and all exterior and interior detailing.
Neagley & Chase does more than simply add up the building costs. In addition to providing a detailed preliminary budget, we monitor and manage all expenses throughout the process to insure quality and prevent budget overruns. Because the vendors we work with have come to expect our eye for detail and know that we’ve been in business long enough to know how much things should cost, we get very competitive pricing the first time we ask.
During our budgeting process and under the terms of certain contracts, we develop a fixed price to establish a ceiling for costs and eliminate fears of budget overruns. We do this by:
And if actual costs come in less than the fixed price at the end of a job, we'll give the remainder back to you.
Our experience allows us to evaluate subcontractors thoughtfully across a range of specialties. All subcontractors are pre-qualified based on a stringent process that includes checking references, financial records, and project histories. We solicit competitive bids from local and national subcontractors for all phases of construction, and employ our own field craftsmen who can perform steel erection, steel siding installation, and all phases of rough and finished carpentry.
